What we do to manage your project

A PM is the glue holding your project together. We guide you throughout the whole process, which can be divided into 3 main stages to a home renovation project:

  • Planning phase.
  • Bidding- Selection of contractor.
  • Construction phase.

We help with the Planning:

  • We Inspect the property and develop a preliminary architectural feasibility analysis, to assess what could be achieved.
  • We help you define the scope of your project. Often clients need some time and guidance to understand what they really want, especially if it is their first renovation project. We listen to your wishes and select a pool of architects and other professional for you to hire (engineers, surveyors, lawyers, designers). Working together, we clarity your objective and the way to achieve it (scope, feasibility, design, budget and timeline).
  • We identify potential critical aspects of the project. We advise about planning permissions, building regulations and general requirements.
  • Working closely with designers, we develop a detailed schedule of the works, establish a budget and monitor what needs to be done, by whom and when.
  • We provide information about sources of fittings and materials and pu you in touch with interior designers and other partners. .

At the end of this phase, the team knows your project inside out ready and you the framework for your build is ready- basically, the plans and documents that we need to approach contractors and ask for offers.

The draft will be constantly updated on the base of the wishes and needs of the Client as well as the progress of the phases of the project (evaluation phase, planning phase and construction phase).

 

2. We assist you with contractor selection, bidding and negotiation:

  • We select at least two qualified contractors to bid on your project and manage the bidding process. We can also organize test demolitions, if needed.
  • We advise you on the best contractor for your specific project.
  • We manage the negotiation of the renovation contract, working closely with your legal representatives to protect your interests.
  • We ensure the contract includes clearly defined milestones, enabling us to track progress and hold suppliers accountable.
  • We make sure all legal and practical elements are in place: property paperwork, tax declarations, utility contracts, and insurance policies to cover the project before, during, and after the renovation.
  • We request and negotiate quotes from all secondary suppliers, including specialist artisans and vendors.

3. We support you throughout the construction phase:

  • We serve as your dedicated point of contact, representing you at every stage of the renovation.
  • We attend weekly site meetings to assess progress, address issues, and ensure everything is on track.
  • We send weekly progress reports to both you and the contractor, outlining current status, upcoming decisions, and timing.
  • We negotiate all quotes and contracts, ensuring the best value without compromising quality.
  • We track all costs and invoices and keep you informed with clear and updated budget summaries.
  • We facilitate smooth communication among all project stakeholders and proactively resolve any issues, helping to prevent delays and cost overruns.
  • We perform continuous quality control, ensuring results meet both your expectations and our standards.

4. And we are always by your side when problems arise:

  • Unexpected issues can occur during any renovation. In most cases, we resolve them without disturbing you. When your input is required, we present the situation clearly along with at least two practical solutions.
  • We respect your time and lifestyle, and we minimize disruption to your home throughout the process.
  • We manage every logistical aspect of the property during construction — from utility transfers and property management to reminders for annual taxes, and even overseeing garden maintenance and neighbor relations.
