Villa Cassiopea

Villa Cassiopea is a captivating villa originally built in the 60s which offers stunning views of the harbour of Santa Margherita Ligure's. The XENIAhome team guided the clients through every phase of the investment, from selecting and purchasing the villa (property finding) to managing the renovation and short-term rentals (renovation project a management and vacation rental management).

The primary goal of the clients was to modernize the villa, optimizing the layout and introducing a chic coastal style, while preserving the essence of the original architecture.

Except for the basement level, the villa’s structural integrity was sound, making it most effective to optimize the layout with minimal demolition. This approach enabled more efficient budget management, allowing us to allocate resources to other key aspects of the renovation and bespoke furnishings. Unexpected works were kept within an acceptable contingency percentage, aligned with the overall budget and scale of the project.

While preserving the historical charm of the villa, the concept design incorporated soft pastel tones and natural materials like travertine marble and wood, capturing the sophistication and beauty of coastal living. The chic coastal style blends fresh, relaxed elements inspired by the sea with refined accents, creating a harmonious balance between comfort and elegance. 

The main challenges of the project included:

• project planning and expectations management, that is, striking the right balance between the client's needs, landscape and structural constraints, and the available budget.
• Logistics and costs were at times challenging for the building site was inaccessible to heavy vehicles, requiring the use of smaller transport; which extended timelines and increased costs.
• Minimizing delays caused by the complex bureaucracy of protected areas, COVID, the intricate nature of the project, which required high-quality finishes and specialized labor from multiple companies.
