Historical villa

This magnificent historic villa was built in the late 19th century along the picturesque seafront of Santa Margherita Ligure.

Commissioned by the sellers and in collaboration with the architectural firm Icardi and Ruocco, XENIAhome conducted a feasibility study to facilitate the sale, providing potential buyers with a clear vision of the villa’s transformation, including the achievable outcome, estimated timeline, and budget.

Following the sale, XENIAhome and Icardi and Ruocco guided the new owners through every phase of the renovation, serving as project manager and designer, respectively.

The clients’ primary goal was a conservative restoration—modernizing the villa while meticulously preserving and enhancing its historic character.

The chosen eclectic style, the result of a close collaboration between the clients and the architect, allowed the residence’s timeless charm to shine, striking a perfect balance between heritage and contemporary functionality. The result is a collection of unique and distinctive spaces, where preserved original architectural elements—including frescoed ceilings, Bardiglio Imperiale and Carrara marble columns, handcrafted wooden doors, and a majestic walnut staircase—seamlessly blend with details from different eras and artistic traditions, such as Moroccan zellige tiles, refined vinyl wallpapers, and striking Murano chandeliers.

A key aspect of the project was the design and creation of bespoke furnishings for the kitchen, bathrooms, and living areas, ensuring a cohesive and tailored aesthetic throughout the home.

The renovation presented several challenges, from the structural fragility of certain elements to strict landscape regulations and the complex logistics of the site. Located in the heart of the town and inaccessible to heavy vehicles, the villa required meticulous planning and innovative solutions to ensure the project’s success.
